This ordinance rezones approximately 1.38 acres at 137 Brookview Drive North from a Commercial Community/General-1 (CCG-1) district to a Planned Unit Development (PUD) district. The rezoning is sought by Besso, LLC to permit flex-warehouse uses and other commercial and business park uses as described in the Brookview Business Park PUD. The PUD will allow all CCG-1 uses, plus select uses from CCG-2 and IL districts, intended for flex-warehouse development. The maximum non-residential floor area will be 18,000 square feet, with a minimum of 30% passive open space. Construction is anticipated to begin in the second quarter of 2026 and complete in 2027.

This rezoning allows for the development of flex-warehouse and commercial spaces on a vacant lot. Residents may see an increase in commercial activity and potential traffic in the area near Brookview Drive North and Atlantic Boulevard.
