The Lexington-Fayette Urban County Council is considering an ordinance to change the zoning for the property at 401 Woodland Avenue from Planned Neighborhood Residential (R-3) to Medium Density Residential (R-4). This change affects 0.585 net acres (0.793 gross acres) and is proposed by Anderson Midtown Apartments, LLC.

The rezoning aims to allow for the construction of a second, three-story apartment building with an additional 24 units, bringing the total to 48 units on the property. This will increase the residential density to 82 units per acre. The project is intended to provide more attainable housing options, particularly for students and workers, by utilizing an underutilized parking lot rather than demolishing existing structures.
