An ordinance to amend Title 17 of the Metropolitan Code of Laws, the Zoning Ordinance of The Metropolitan Government of Nashville and Davidson County, by amending a portion of a Planned Unit Development Overlay District to permit 120 multi-family residential units on property located at 201 Gifford Place, located at the corner of Gifford Place and Whites Creek Pike (3.11 acres), zoned CS and within a Planned Unit Development Overlay District, all of which is described herein (Proposal No. 61-77P-005).

This ordinance proposes to amend the Planned Unit Development (PUD) Overlay District for a property located at 201 Gifford Place. The amendment would permit the construction of 120 multi-family residential units on the 3.11-acre site. The property is currently zoned CS (Commercial Services) and is within an existing PUD. The applicant is Joelton Investments 27 GP, with Tune, Entrekin & White, PC as the applicant representative. The revised plan indicates no new public water or sanitary sewer infrastructure is proposed, and existing stormwater should be evaluated for performance at the time of a change in use. The development summary notes 201 parking spaces will be provided.

This proposal could lead to an increase in housing availability in the area. Residents may experience changes in local traffic patterns and density due to the addition of 120 multi-family units.
