An ordinance to amend Title 17 of the Metropolitan Code of Laws, the Zoning Ordinance of The Metropolitan Government of Nashville and Davidson County, by amending an SP and changing from AR2a to SP zoning for property located at 7435 Old Hickory Boulevard, located approximately 632 feet west of Blevins Road (34.74 acres), to permit a mixed use development with 208,000 square feet of non-residential uses, all of which is described herein (Proposal No. 2016SP-014-003).

This ordinance proposes to amend the zoning for a 34.74-acre property at 7435 Old Hickory Boulevard from AR2a to SP (Specific Planned Unit Development) to allow for a mixed-use development. The development is planned to include 208,000 square feet of non-residential uses. The associated site development plans indicate proposed uses such as general office, retail, light manufacturing, and warehouse facilities. The plans also detail site layout, grading, drainage, utilities, and landscaping, with a projected construction start in July 2026 and completion in approximately 13 months.
